What is Strata Property?

The term “strata” was first introduced legally in 1985 with the Strata Titles Act 1985 (STA). This was in response to the growing number of multi-storey properties as a result of urbanisation in major cities around Malaysia.

As per the Strata Titles Act 1985, strata title allows individuals to own or co-own part of a multi-storey property. The strata property as a whole is sub-divided to allow ownership of individual parcels.

In addition to ownership of the parcel units, strata unit owners will also have shared ownership of the remaining areas of the property, which are referred to as common property.
