  1. can we have AGM during CMCO? Can Committee Members refuse to have the AGM if the AGM is long overdue?

  2. My upper unit had water leakage and damaged my office unit. I had to move out because the water was smelly due to contamination by dead birds from the upper unit. Both owner and management corporation ignored my earlier complaints over 1 year and did not do anything except until there was water seepage and my ceilings and walls become mouldy. MC repaired the broken pipe that flooded the upper unit on behalf of owner.
    what losses can I claim?
    1. direct damage to items in my office;
    2. repainting
    3. changing carpet
    4. shifting costs
    5. unnecessary costs for renovating a new office
    6. aggravated losses such as mental stress and anguish?

  3. The submission of forms for any dispute is quite clear-cut.
    I submit Form 1 to Tribunal (4 sets) and they stamped it and they give back 2 sets; one for the defendant and one for my own record. I have 14 days to pass a copy to defendant.
    Once defendant receives it, he has 14 days to respond through Form 2 (4 sets) to Tribunal and then get it stamped and he need to pass a copy to me.

    a) What happens is the defendant did not respond within 14 days ?
    b) Or what happens if defendant responds but took 21 days to do it?

    Can I therefore apply to Tribunal to claim victory for either a) or b) ?.

    I am chairman of PMC managing our gated and guarded housing area. I wonder how can Strata Management Tribunal help in recovering the outstanding of those not paying the management fee.

  5. Can we have AGM during CMCO? JMB (joint management body) is refusing to have the AGM for the past 2 years since 2020.

  6. I did not enter my condo unit for about 2 years due to the Covid-19 issue. This year, in April 2022, the condo management told me that my water meter has increased. No one entered my unit and therefore there is no logic that water entered into my unit. The water meter is being taken care by the condo management and insisted that I pay for the water that no one has used it. Please advice. Thank you.
